CapitaLand Development has unveiled twin high-rise Orchard Hill residential towers in the second phase of Sycamore, following strong sales of over 70% for the first phase’s low-rise development, The Orchard.
Developed by CLD in a joint venture with United Overseas Australia (UOA) Group over phases, Sycamore offers a total of 3,500 freehold units across a mix of low-, mid-, and high-rise residential developments, providing homes for an estimated 13,000 residents on a site measuring 18.9 hectares.
With a projected total gross development value of over S$1 billion (US$735.5 million), Sycamore is targeting full completion by 2028.

Ronald Tay, CEO of CLD Vietnam, said that as a large-scale project, Sycamore plays a key role in CLD’s target to achieve a residential portfolio of 27,000 units in Vietnam by 2028.
Drawing on CapitaLand’s 30 years of track record in Vietnam, the company has designed Sycamore as the new benchmark for holistic, sustainable living with first-rate amenities and green features that enhance the well-being of residents.
The launch of The Orchard at Sycamore reflects the market’s confidence in CLD as a trusted developer of choice in Vietnam.
“Unveiling Orchard Hill as the second phase of Sycamore, we will continue to adhere to CLD’s commitment through the development of high-quality homes that meet the aspirations of discerning homebuyers in Vietnam,” he said.
Occupying over 9.1 hectares, The Orchard is Sycamore’s first gated community residence.
The range of housing types in the low-rise development include terrace houses, semi-detached villas, and single villas, with sizes ranging from 90 to 370 square meters.
The units were booked at an average price of about VND100 million per square meter. Completion of The Orchard is expected in Q3 2025.

Comprising two 24-story residential towers on a 1.1-hectare site, Orchard Hill is designed to meet the needs of nuclear families, newlyweds, and expatriates working in Binh Duong Province bordering HCMC.
It offers a total of 774 units across a variety of unit types, ranging from one-bedroom units starting at 56 sq.m to three-bedroom units up to 112 sq.m, as well as duplex and penthouse options.
Orchard Hill is scheduled for launch in Q4 2024 and completion in Q4 2026.

The Orchard’s centerpiece is the four-story Canopy Clubhouse, which provides residents with 26 exclusive amenities tailored to their diverse needs.
The basement hosts a wellness zone with a gym, sauna and steam room, and meditative garden, while the first level features a lap pool, electric vehicle charging, and reception area.
Moving up to the second level, residents can expect entertainment amenities with a wine and cigar lounge, party house, and outdoor BBQ, as well as co-working active zones and private pods with meeting rooms on the third level.

Sycamore is set to become Binh Duong New City’s first electric vehicle (EV)-ready development, with all plots supported by EV charging stations.
This innovative approach aligns with the community’s broader focus on environmentally conscious living.
Beyond Sycamore’s EV-readiness, the façade of residential units is designed with passive and active features that maximize the use of natural daylight and ventilation in each home.
The project utilizes its surface areas for rainwater harvesting, which is used for automatic irrigation.
This is expected to result in 30% water savings on irrigation, approximating about 3 million liters of water savings annually.

Sycamore is expected to obtain Excellence in Design for Greater Efficiencies (EDGE) certification by the International Finance Corporation (IFC), a member of the World Bank Group.
